Living in Lakeway, Bee Cave and The Hills

These Travis County cities sit about 20 to 25 miles west of downtown Austin, on the Lake Travis side of the Hill Country. Lakeway runs along Lake Travis on RM 620, the small village of The Hills sits right next to it, and Bee Cave's retail center is the Hill Country Galleria.

What we love about it

Life here often revolves around the lake, from boating to sunset dinners. The Hill Country Galleria brings open-air shopping, dining and community events, and Bee Cave Central Park has about 2 miles of paved trail, a dog park and playgrounds. Lakeway Resort and Spa sits right on Lake Travis, and local favorites like MorninGlory and Tadashi keep weekends easy.

Getting around and schools

SH 71, RM 620, Bee Cave Road and Lohmans Crossing are the main routes. None of the three is in CapMetro's service area, so plan on driving. Lake Travis ISD serves all three. School boundaries can change and do not always follow city lines, so we always suggest confirming the assigned schools for any specific address with the district.

Homes you'll find here

You will find lakefront and lake-view homes along Lake Travis, homes in golf course communities, and hillside homes with Hill Country views. Lot sizes and home styles vary a lot, from newer builds to established homes.

Parks, events and weekends

Hamilton Pool Preserve, a collapsed grotto with a waterfall, is a short drive away, and reservations are required. Lake Travis is the weekend center of gravity, with marinas, boat rentals and lakeside dining. Golf is close at hand, and Bee Cave Central Park and the Galleria host community events through the year.

Before you buy

Check a few things by the home's address, not just the city name: the school district, the property tax rates on the county appraisal district's site, and whether the home is in a MUD, PID or HOA, each of which can add its own taxes, assessments or dues. Look the home up on FEMA's flood maps, get homeowners insurance quotes early, and confirm which electric provider serves it, since that varies across the Austin area. If you are looking at lakefront, ask about the dock, its permits, and how changing lake levels affect access to the water. Some homes here are served by Pedernales Electric, a co-op.
