Living in Georgetown

Georgetown is the Williamson County seat, about 30 miles north of downtown Austin on I-35 along the San Gabriel River. Its Victorian-era square surrounds the 1911 courthouse, it is home to Southwestern University, and it proudly calls itself the Red Poppy Capital of Texas.

What we love about it

The square is the heart of town, with boutiques, restaurants, wine tasting rooms and the Williamson Museum all within a few blocks. The Georgetown Palace Theatre, a restored 1920s movie house, stages community theater year-round. On hot days, Blue Hole Park is a swimming hole on the San Gabriel near downtown, and Inner Space Cavern offers guided cave tours just off I-35.

Getting around and schools

I-35, SH 130 (tolled), SH 29 and Williams Drive are the main routes, and local bus service is limited, so most residents drive. Georgetown ISD serves most of Georgetown, with some parts of the city in other districts. School boundaries can change and do not always follow city lines, so we always suggest confirming the assigned schools for any specific address with the district.

Homes you'll find here

Georgetown has historic homes on the streets around the square, established neighborhoods, and many newer subdivisions as the city has grown. Outside town you will also find homes on larger lots with room to spread out.

Parks, events and weekends

The Red Poppy Festival fills the square each April, and the Christmas Stroll lights up downtown in early December. Lake Georgetown is ringed by the Good Water Loop, a long trail popular with hikers and mountain bikers, and the San Gabriel River trails run through the parks near downtown.

Before you buy

Check a few things by the home's address, not just the city name: the school district, the property tax rates on the county appraisal district's site, and whether the home is in a MUD, PID or HOA, each of which can add its own taxes, assessments or dues. Look the home up on FEMA's flood maps, get homeowners insurance quotes early, and confirm which electric provider serves it, since that varies across the Austin area. Georgetown runs its own electric utility, so check its service map for the home's address. Homes near the square may be in a historic district with design guidelines, so ask the city before you plan exterior changes.
