Dripping Springs

The Gateway to the Hill Country, about 25 miles west of Austin on US 290, known for wineries, distilleries and historic Mercer Street.

Living in Dripping Springs

Dripping Springs sits about 25 miles west-southwest of downtown Austin on US 290 in Hays County. It calls itself the Gateway to the Hill Country, and it is known for its wineries, distilleries and wedding venues, with historic Mercer Street at its center.

What we love about it

Mercer Street's buildings date from 1870 to 1940 and are now home to boutiques, live music and easygoing spots like The Barbershop. Weekends here can mean a winery visit, a distillery tour or a drive through the hills, and The Salt Lick's original pit barbecue is about 10 miles south in Driftwood.

Getting around and schools

US 290, RM 12, RR 150 and FM 1826 are the main routes, and there is no CapMetro service. Dripping Springs ISD serves the area. School boundaries can change and do not always follow city lines, so we always suggest confirming the assigned schools for any specific address with the district.

Homes you'll find here

Homes here range from houses on acreage and Hill Country ranch properties to newer master-planned communities with their own amenities. Lot sizes can be much larger than closer in, which is a big part of the draw.

Parks, events and weekends

Dripping Springs is an International Dark Sky Community, so on a clear night the stars put on a show. The Founders Day Festival brings the town together each April, and Hamilton Pool Preserve is nearby (reservations required).

Before you buy

Check a few things by the home's address, not just the city name: the school district, the property tax rates on the county appraisal district's site, and whether the home is in a MUD, PID or HOA, each of which can add its own taxes, assessments or dues. Look the home up on FEMA's flood maps, get homeowners insurance quotes early, and confirm which electric provider serves it, since that varies across the Austin area. Some homes here rely on a private well or septic system, so build those inspections into your plans. Electricity here often comes from Pedernales Electric, a co-op.
