Living in Southlake, Grapevine and Colleyville

These three cities sit in northeast Tarrant County, just west and north of DFW Airport. Grapevine has a historic Main Street and Grapevine Lake, Southlake centers on the open-air Southlake Town Square, and Colleyville lies between them.

What we love about it

Southlake Town Square is a walkable district for shopping, dining and community events. Grapevine's Main Street is home to GrapeFest each September and festive holiday events, and the Grapevine Vintage Railroad runs a historic train from Main Street to the Fort Worth Stockyards. Meow Wolf's immersive art experience is inside Grapevine Mills, and Colleyville's Texas Tree Trail is a peaceful half-mile loop of native trees.

Getting around and schools

SH 114 and SH 121 are the main routes, and TEXRail stops in Grapevine on the way between Fort Worth and DFW Airport. Carroll ISD serves most of Southlake, with parts in Keller, Northwest and Grapevine-Colleyville ISDs. Grapevine-Colleyville ISD serves Grapevine and Colleyville. School boundaries can change and do not always follow city lines, so we always suggest confirming the assigned schools for any specific address with the district.

Homes you'll find here

Southlake and Colleyville are known for larger homes on larger lots, many with mature trees, while Grapevine adds historic cottages near Main Street, established neighborhoods and newer townhomes. Lot sizes vary a lot across all three cities.

Parks, events and weekends

Grapevine is officially the Christmas Capital of Texas, with lights, events and holiday trains all season. Grapevine Lake has marinas and the Northshore Trail for hiking and mountain biking, and Southlake's Bob Jones Nature Center has trails through woods and prairie near the lake.

Before you buy

Check a few things by the home's address, not just the city name: the school district, the property tax rates on the county appraisal district's site, and whether the home is in a MUD, PID or HOA, each of which can add its own taxes, assessments or dues. Look the home up on FEMA's flood maps and get homeowners insurance quotes early. Hail is common in North Texas, so ask how the roof's age and any wind and hail deductible affect your coverage. This area sits next to DFW Airport, so look at flight paths and visit the home at different times of day. Most of the area is in an Oncor area with a choice of electric provider, and the SH 114 and SH 121 corridors have tolled lanes, so an NTTA TollTag helps.
