Richardson & Garland

North and northeast of Dallas, with UT Dallas and CityLine in Richardson and a historic downtown square in Garland.

Living in Richardson and Garland

Richardson sits directly north of Dallas along US 75 and is home to UT Dallas and the CityLine district. Garland, to the northeast, has a historic downtown square listed on the National Register of Historic Places and calls itself the Cowboy Hat Capital of Texas. Rowlett and Sachse round out this part of the metroplex.

What we love about it

CityLine is a walkable district of restaurants, shops and events with its own DART station. The Eisemann Center brings concerts, theater and touring shows to Richardson, and the Crow Museum of Asian Art has a free location on the UT Dallas campus. In Garland, the downtown square has shops, dining and public art.

Getting around and schools

Richardson is served by US 75, the Bush Turnpike and DART's Red, Orange and Silver lines. Garland has I-30, I-635, the Bush Turnpike and the DART Blue Line. Richardson ISD serves much of Richardson, with some of the city in Plano ISD, and Garland ISD serves Garland, Rowlett and Sachse. School boundaries can change and do not always follow city lines, so we always suggest confirming the assigned schools for any specific address with the district.

Homes you'll find here

Richardson is known for its established neighborhoods of mid-century homes, along with newer townhomes and apartments near CityLine. Garland, Rowlett and Sachse add a wide mix of homes, from established brick neighborhoods to newer subdivisions near Lake Ray Hubbard.

Parks, events and weekends

Richardson's Wildflower! Arts and Music Festival fills Galatyn Park each May, and Breckinridge Park has trails and open space. In Garland, Firewheel Town Center brings open-air shopping and dining, and Lake Ray Hubbard is the place for boating, fishing and sunsets.

Before you buy

Check a few things by the home's address, not just the city name: the school district, the property tax rates on the county appraisal district's site, and whether the home is in a MUD, PID or HOA, each of which can add its own taxes, assessments or dues. Look the home up on FEMA's flood maps and get homeowners insurance quotes early. Hail is common in North Texas, so ask how the roof's age and any wind and hail deductible affect your coverage. Electricity depends on the address. Garland Power and Light, owned by the city, serves much of Garland, while Oncor areas such as Richardson let you choose a provider at PowerToChoose.org.
